Well, finding commercial/residential real estate for sale is hard. In our small town, if it is a business you CAN live there. If it is residential, no business can be conducted from there. So now that we have that established...LOL here we go!
We found a small "historic" home next to the public library, it is a small run down 1 bedroom house; with a little TLC, it could be turned into a perfect yarn store. It is structurally sound, not too big and right on the main drag. But alas! It is a residential area. Originally, it was 1 of 4 little homes that a lady had inherited. She rented out the little homes to people who needed a second chance and charged them minimal rent. When our library was remodeled they tore down 2 of the homes and made a parking lot for the library. The people of our fair town petitioned for the other 2 homes to be saved. So, the parking lot quit right there. There is 1 other home right behind the house and it is being rented by the lady's nephew. She is wanting $70,000. for the house. I should post a pic so you can be the judge as to whether you think it is worth that. I think it is more like $40,000. but we would have to make it a rental (and no, not a low rent home either) and sit on it until they rezone that area. (which is supposed to be happening in the next couple of years) The down side? Well, we're not the only ones inquiring about the house.
Next, we have our eye on a lot right across from the library, behind another place. It is still in an main area & easy to find. We asked if we could build there and live in it. Yes, was the answer we got from the planning commission. So, we would build a building that fits the rest of the downtown square. I will try and find a sketch or something to post later. Ideal location but we don't know who owns it or if we can even buy the lot. The dilemma is, nothing is really up for sale right now. The sad thing about our little town is that we are the county seat. So all the charming little stores we use to have around town square, is all law offices. Ok, well, and insurance saleman too. There is one wonderful restaraunt located right there on the square and they are doing very well. I bet you can guess why? LOL
So, the hunt is still on and I go to talk to a bank tomorrow to ask questions and get some help. Meanwhile, the rehab house is on hold until next week. Then we start busting a gut getting that thing knocked out. That HAS to be done by Christmas! So, now you know all there is to know at this point. Commercial real estate is not cheap or easy to come by. We are NOT giving up.
God Bless and pray God would open up the perfect place for us! Not my will but thine, oh Lord.
